A 2 bedroom townhouse on a private development which consists, in great part, of owner-occupied villas and houses. Situated on the hilltop site of a former citrus farm, just to the north of Tavira town, this exclusive development has stunning views over the Gilao River, the town and out to the ocean. The two storey property has, on the ground floor, an open-plan, split-level lounge/dining room, kitchen, small store and toilet. The lounge area has a three-piece suite with satellite TV, videos, DVDs and players. The dining room has a table and seating for 6. The kitchen is fully equipped. The first floor consists of two bedrooms (1 en-suite) and a family bathroom. Sliding doors from the landing give out to an upper small, but completely private, terrace.
The front entrance is via a bougainvillea-covered entrance patio. The small rear garden is perched on the top of a hill with uninterrupted views down to the Gilao River and, further, over Tavira Town to the sea.

The house is accessed from the car park via a set of steps and a path. The steps may be by-passed by a slope at the other end of the car park. This is suitable for cases and buggies but is not really suitable for wheelchairs. There is a step up to the front door, a two step split-level living area and both bedrooms are upstairs. There are two steps, also, from balcony and patio onto the garden.
Upstairs, bedroom 1 has a private balcony, and an entirely private upper patio is accessed from the landing. The lounge opens out onto a small veranda and then to the garden. The dining room opens onto a patio with table and chairs for six, and then onto the garden. The garden is grassed and has uninterrupted views over river and town to the sea. A small charcoal BBQ is provided for use on the grass - not on the tiles, please, they are porous and stain easily! - or on the rear path for even better views.
Most summer visitors make good use of the area's magnificent beaches - rightly regarded as some of the finest Atlantic beaches in Europe.
Maid service is available on request, in advance, and at guests' expense. Linen and towels supplied. Car recommended.

Tavira Town Area Information
The house is 5 minutes by car - or a 25 minute gentle stroll - from the centre of Tavira.
Tavira is situated on a 35-mile sandbar separating a tidal waterway from the Atlantic Ocean. On the seaward side is a 35-mile golden-sand beach which may be accessed, at a variety of places, by foot, ferry or miniature train - some within 10 minutes drive (or 45 minutes' walk) of the house. Safe bathing, carefully controlled refreshment outlets and miles of empty sand and sand-dunes, even in the height of summer, make for a wonderful day at the beach.
There are now seven golf courses between Tavira and the Spanish border (25 minutes away by car). The nearest to Tavira is the Benamor Golf Club, just 5 minutes by car from Quinta de Perogil. Others are Monte Rei, Quinta de Cima, Quinta da Ria, Colina Verde, Castro Marim and Quinta do Vale. All have well maintained tees, fairways and greens and comfortable clubhouses with refreshments. Clubs and buggies may be hired; lessons may be booked and all manner of golf equipment may be purchased at the well-stocked pro-shops. Tavira is a very ancient town, in the very centre of which is the ‘Roman’ bridge which straddles the River Gilao. The fishing fleet still brings in the night's catch in the early morning but the tuna factories have closed.
Tourist shops abound, of course, but there are also everyday shops that cater to the needs of locals and tourists alike. Small Mini-mercados, selling all kinds of food and drink, are scattered throughout the town and there are two or three modern, well-stocked supermarkets – the best probably being “Pingo Doce” and “Continente”. Continente is housed in the Gran Plaza – a new shopping mall with a food hall, and a six-screen cinema complex as well as a wide range of shops. Pingo Doce and Gran Plaza are both at the eastern end of the “new” road bridge. There is also an Aldi (on the N125 towards Faro) and a Lidl (next to the railway station). Fruit, vegetables and fish are available at the new market at the western end of the new bridge (except Sunday). Free parking and credit cards accepted at supermarkets but the local ‘fresh’ market is cash only – but still free parking.
Parking in the very centre of town is by Pay-and-Display but there are many carparks and roadsides outside the centre that are within very easy walking distance of all amenities.
Restaurants abound, with most offering local, freshly-caught, sea food. Sardines are probably Portugal's most famous fish, with swordfish, tuna, sea-bass, dorado, sole and clams being other favorites, along with roast chicken. Usually taken with chips and a tomato and onion salad - and finished off with a coffee, a white port and a ‘pastel de nata’ (custard tart) in one of the myriad cafes.
Places of interest in the town, apart from the obvious charm of the buildings and the river, are the castle and the nearby Camera Oscura. The castle has a small, peaceful garden and extensive views over the town and its typical red-tiled roofs. The Camera Oscura, located in the water tower next to the castle is over 100 years old and is well worth a visit.
The main square, recently given a make-over as a small amphitheatre is surrounded by cafes and the Town Hall. The Town Hall (Camera) houses a free internet centre.
There is so much to see within driving distance of Tavira. To the east, on the motorway to Spain - Seville (c90 miles), Cadiz (150), and Gibraltar (180) - to the west, the Western Algarve to Sagres and the south-western tip of continental Europe (81) - to the north, the "centre", Evora (90) and Lisbon (130). Inter-city buses from Tavira bus-station are also a very reliable and comfortable way to get to major cities. Locally, near Tavira itself, the villages of Santa Luzia and Cacela Velha are as pretty as you could hope to find anywhere.
